Article 1 – Scope of the general terms and conditions

These general terms and conditions apply to and form an integral part of any contract relating to tourism stays concluded between Les Gîtes du Haras, operated by LLA View SRL, whose registered office is located at 18A rue des Hayettes, 5522 Falaën, Belgium (hereinafter referred to as “Les Gîtes du Haras”), and its clients (hereinafter referred to as the “Guests”).

Article 2 – Booking conditions

2.1 Prices and payment

The price of the stay is indicated in euros, including VAT and tourist taxes.

Full payment of the stay is required at the time of booking.

Any booking for which payment is not made immediately may be cancelled without prior notice.

A security deposit of €500 is required. This must be paid no later than 7 days before the arrival date. It will be refunded after the stay, subject to any deductions for damages or missing items identified.

2.2 Right of withdrawal

In accordance with Article VI.53, 12° of the Belgian Code of Economic Law, services related to tourist accommodation are not subject to the right of withdrawal. Therefore, all bookings are firm and final.

2.3 Cancellation and modification of bookings

Any cancellation must be notified in writing.

• More than 60 days before the stay: full refund
• Between 15 and 59 days before the stay: 50% of the total stay amount is refunded
• Less than 14 days before the stay: no refund

Guests are advised to take out cancellation insurance.

Bookings are personal and may not be transferred to a third party without prior written consent.

Les Gîtes du Haras reserve the right to cancel or modify a booking in cases of force majeure or for safety reasons (weather conditions, technical issues, etc.). In such cases, a postponement or refund will be offered, without any additional compensation.

Article 3 – Stay conditions

3.1 Check-in and check-out

Check-in is from 4:00 PM.
Check-out must take place before 11:00 AM.

Practical arrangements are communicated prior to arrival.

3.2 Late departure and extension

Any unauthorised late check-out may result in an additional night being charged.

Any request for an extension must be made at least 24 hours in advance.

3.3 House rules

Guests agree to comply with the house rules of the property.

Any inappropriate behaviour or failure to comply with the rules may result in immediate eviction from the property, without refund.

Guests are responsible for all persons accompanying them.

3.4 Number of guests

The number of occupants may under no circumstances exceed a maximum of 10 people.

In the event of non-compliance, Les Gîtes du Haras reserve the right to refuse access or terminate the stay without refund.

3.5 Pets

Pets are not allowed at Les Gîtes du Haras.

Article 4 – Liability

4.1 Liability of Les Gîtes du Haras

Except in cases of gross negligence, Les Gîtes du Haras cannot be held liable for:

• theft, loss or damage to personal belongings
• breakdown or malfunction of equipment
• accidents occurring within the property or on the premises

4.2 Guests’ liability

Guests undertake to use the property with due care.

They are responsible for any damage caused to the property, its equipment or outdoor areas, by themselves or by anyone accompanying them.

Any damage must be reported immediately. Repair costs will be charged and may be deducted from the security deposit.

4.3 Inventory and condition report

Upon arrival, the Guest is required to check the condition of the property. In the absence of any remarks within 24 hours, it will be deemed to be in good condition.

4.4 Cleaning

Cleaning is included in the price.

However, if the property is left in an excessively dirty condition, additional cleaning fees of at least €100 may be charged.

Article 5 – Force majeure

Les Gîtes du Haras cannot be held liable for any delay or failure to perform resulting from a case of force majeure (natural disaster, fire, pandemic, etc.).

Article 6 – Complaints

Any complaint must be reported on site as soon as possible.

Failing this, any complaint must be submitted within 14 days following the stay:

Article 7 – Personal data

Les Gîtes du Haras process personal data in accordance with the GDPR. The privacy policy is available upon request or on the website.

Article 8 – Applicable law and jurisdiction

These terms and conditions are governed by Belgian law.

Any dispute relating to their application shall fall under the jurisdiction of the courts of the judicial district of Namur.
